Charleston street with palmettos and historic homes

About the brokerage

A Charleston brokerage by deliberate scale.

Founded 1996 on King Street. Six full-time agents, one paralegal, one operations lead. We cap the agent count so every listing gets a real person on the porch, not a rotating cast of associates.

Our story

One brokerage. One peninsula. Twenty-eight years.

“We sell the houses we’d live in, in the neighborhoods we already live in. The math works because the radius is small.”

Margaret Calhoun opened MeridianCove Realty in 1996 in a two-room office on King Street with a single phone line, a stack of MLS books, and a rule: the brokerage would never grow past what a managing broker could personally walk through in a week.

Twenty-eight years later that rule still holds. Six agents. About 130 active listings across the Charleston tri-county at any given time. Margaret still walks every listing within a week of sign — downtown, Daniel Island, Folly, Sullivan’s, James, Mt. Pleasant. The boundaries haven’t moved.

We’ve closed more than $2.1 billion in transactions since opening. We were named the #1 Daniel Island brokerage by transaction volume in 2024. None of that changed the operating principles. We turn down listings outside the tri-county. We turn down team agents who can’t commit to a single specialty. We turn down referral relationships that compromise the buyer’s side of the table.

MeridianCove is not a franchise, not a national affiliate, not a team-of-twenty hidden inside a bigger brand. It is six Charleston agents who live in the neighborhoods they sell — and that, finally, is the whole pitch.

How buying works in Charleston

Four steps. No surprises between them.

Charleston has its own market rules — flood zones, historic-overlay approval, peninsula HOA quirks. We walk you through them in plain English before you write an offer, not after the inspection.

  1. 01

    Pre-approval

Sit down with one of three local lenders we trust. The pre-approval letter — not your search budget — is the number sellers underwrite.

  2. 02

    Search with an agent

Saved searches, in-person walk-throughs, off-market introductions. We tell you which streets flood, which HOAs are leaning into change, and which inspectors miss things.

  3. 03

    Offer & due diligence

Comps, escalation clause, repair credit strategy. Inspection, survey, termite, structural — sequenced so the option period actually protects you.

  4. 04

    Closing

Closing attorney, final walk, wire instructions sent by phone and verified by callback. Keys at the table. We’re there.

Client stories

Closed deals. Real names.

Every client signs a release before we publish their story. No stock photos, no first-name-only quotes — the people behind the words are real Charleston neighbors.

Buyer · Daniel Island
Walker walked us through three flood-zone questions our first agent didn't even know to ask. We closed at $30K under list because of one of those questions.
Seller · South of Broad
Margaret’s pricing strategy was specific to my block, not a city-wide median. Four offers in twelve days. The CMA was the most detailed I’ve ever seen.
Relocation · Mt. Pleasant
We moved from Boston without ever visiting. MeridianCove FaceTimed us through six houses, sent porch videos, and called out everything the listing photos hid. Trust earned.
